Definitely closed - I believe it has relocated - and unit empty. Google appears to indicate it has moved to Unit 7, Peffermill Business Park, King’s Haugh, Edinburgh EH16 5UY

There is still a bus stop here but Edinburgh Bus Tours (and Bright Bus Tours) now use Waterloo Place (east end, south side) as the starting and endpoint for the tours.
